Buying Property at Auction — What Investors Need to Know
Auctions offer speed and opportunity, but also strict timelines and costs. Understanding the process before you bid can save you from costly mistakes.
Before You Bid
- •Legal pack: Always download and review it before bidding. It contains title, searches, and special conditions.
- •Finance: Arrange bridging or cash in advance — you need funds ready on the day.
- •Survey: Inspect or arrange a survey before the auction — not after.
- •Buyer fees: Check admin/buyer premium on top of the hammer price (can be 3–5% + VAT).
- •Completion: Traditional auctions typically require completion within 28 days.
Red Flags & Watch-Outs
- •No legal pack available before the auction
- •Very short viewing windows
- •Unusual or onerous special conditions in the legal pack
- •Guide price significantly lower than comparable sales — check carefully
- •Unconditional auction with no survey completed
