A simpler way to learn property investing

Plain-English explanations of the ten roles — including auctioneers — the main UK investment strategies, and what to check before working with anyone. Built for people who want clear answers, not jargon.

The Ten Roles

Every property deal involves a handful of these professionals. Here's what each one actually does.

Investor / Landlord

Buys or rents property to build income or capital growth. Connects with sourcers for deals, brokers for funding, and management companies to run properties hands-off.

Compare to: Works with everyone else on this list.

Property Sourcer

Finds, packages, and presents property deals to investors for a sourcing fee. Specialises in strategies like R2SA, HMO, BRRR, BTL, and JVs. Must be compliant and registered.

Compare to: Unlike a developer, sourcers find existing properties — they don't build them.

Finance Broker

Arranges specialist lending — bridging, development finance, HMO and SA mortgages. FCA-authorised, they find the right product for each deal and investor profile.

Compare to: Handles money in (loans), not money out (insurance claims).

Insurance Broker

Specialist cover for property investors — landlord insurance, HMO and SA policies, buildings, liability, and rent guarantee. FCA-regulated brokers who know the property sector.

Compare to: Protects the asset; finance brokers fund the purchase.

Developer / Capital Raiser

Raises capital for property development projects and connects with investors looking for short-to-medium term returns. Deals often involve new builds, conversions, or large refurbs.

Compare to: Unlike a sourcer, developers create properties — they don't just find them.

Management Company

Runs the day-to-day operations — tenant management, SA guest communication, compliance, maintenance, and reporting. They let investors stay truly hands-off.

Compare to: Ongoing; service providers are usually one-off jobs.

Service Provider

Delivers the trades and services that keep properties running — cleaners, refurb contractors, electricians, gas engineers, photographers, stagers, and more.

Compare to: Task-based; management companies are full-time operators.

Solicitor / Conveyancer

Handles the legal side of property purchases — conveyancing, Ltd company acquisitions, auction completions, HMO leases, and title searches. Specialist property law experience matters.

Compare to: Legal completion; accountants handle tax structure.

Accountant / Tax Specialist

Property-specialist accountants who advise on Ltd company structures, stamp duty, income tax, CGT, and tax-efficient exit strategies. Essential before scaling a portfolio.

Compare to: Strategy and ongoing; solicitors are transaction-by-transaction.

Auctioneer

Property auctioneers and auction houses running residential, commercial, land, and development auctions. They share upcoming catalogues, guide prices, auction dates, and buying routes — helping investors find opportunities at speed.

Compare to: Auctioneers facilitate the purchase event; sourcers find and package deals before market.

Investment Types Explained

The five most common UK property strategies — and what to watch out for in each.

01
R2SARent-to-Serviced Accommodation

Rent a property long-term, run it as an SA for higher nightly rates.

⚠ Watch for

Key risks: Void periods, strict contracts.

✓ Check

Corporate let agreement, insurance, demand analysis.

02
HMOHouse in Multiple Occupation

A shared property usually rented to 3+ tenants on separate agreements.

⚠ Watch for

Article 4 areas can block conversions.

✓ Check

Licensing requirements, fire safety compliance.

03
BRRRBuy, Refurbish, Rent, Refinance

Buy a property, improve it, rent it, and release capital through refinancing.

⚠ Watch for

Overestimating end value (GDV), underestimating refurb costs.

✓ Check

Mortgage down-valuations, contingency budget.

04
BTLBuy-to-Let

Traditional single-let property investments for long-term passive income.

⚠ Watch for

Lower yield than HMO/SA but more stable.

✓ Check

Section 24 tax impact, mortgage stress tests.

05
JVsJoint Ventures

Two or more people working together — usually one brings funds, another handles the work.

⚠ Watch for

Red flags: No written agreement, vague exit, "guaranteed" returns.

✓ Check

Formal SPV structure, profit-share terms, exit clause.
